Market Update - February 2017

Today it feels like Spring has sprung!  The sun’s out, it’s actually warm and the ‘phones have been busy with lots of new enquiries, new buyers registering and more properties for us to go and value.  Just what we like to see.  Half term has been and gone and with Easter fast approaching, now is the time for many to search for their new home in order to move over the Easter Holidays. 

Whilst there may not be many weeks between now and Easter, there is still plenty of time to put a house-move in action and thankfully we have been instructed to sell some really rather nice homes which are all attracting good and, importantly, serious interest.

In SW12, we have this lovely two double bedroom Victorian purpose-built maisonette on Dagnan Road, Clapham South.  Situated on the top floor, but still with the benefit of its own private west-facing garden, the flat has its own front door, a terrific feeling of space and is just over 1,000 sq ft so a very decent size.  We are asking £775,000 for the leasehold interest.

Same price (£775,000) but different postcode (SW17) is another great two double bedroom, split-level flat on Brandreth Road, just off Ritherdon Road.  Situated a short walk from Balham, on a quiet road and with a 33ft private garden, this flat is also big (1,100 sq ft) and ready to move straight into.

Anyone who has seen Further Back in Time for Dinner on BBC2 may, or may not (!), have spotted this delightful four bedroom semi-detached family house on St James’s Drive, SW17 – asking £1,400,000.  Situated just around the corner from Nottingham Road, within a very short walk of Bellevue Road/Wandsworth Common, this house was totally transformed by the BBC (unrecognisable!) who, thankfully, transformed it back again!  

Just over the other side of Wandsworth Common, within The Magdalen Estate (and close enough for a quick Flotsam & Jetsam coffee en route to work!), we have this fully extended, beautifully presented four bedroom house for sale on Collamore Avenue, SW18, for £1,235,000.  Bright and spacious (thanks to some very clever configuring & extending on the ground floor), it’s a fine example of a home within this extremely friendly neighbourhood – close, too, to our Broadgates Road, SW18 house asking £1,250,000.

New price

We have adjusted the price of this Hendham Road, SW17 house to £1,775,000 and as such, interest has picked up.  It’s a much-loved family home, one which will be hugely missed but is now ready to be handed over to a new family.  The garden is one of the prettiest we’ve ever seen – 95ft long too – and there is also parking off street for two cars.

Finally, with lots of viewings happening, and more properties coming on over the next few weeks, we have a great deal to keep us busy.  Just hoping the weather stays good – homes look SO much nicer when the sun’s out!
