Market Update - August 2017

Hello again from sunny Wandsworth Common!  I am feeling particularly re-charged after having had a glorious week in Puglia (I gather London was less glorious weather-wise!) and whilst I miss those long and lazy days, lying on the beach with literally not a care in the world, it is nice to be back with the troops and catch up on all that’s been going on.

Last month some of you may have noticed there wasn’t an email from me and there was deliberate reason for that.  The General Election, to be precise!  We’ve had (as everyone knows only too well), over the past four years, two General Elections and two Referendums (or should that be Referendi?!) and as each campaign comes to an end, people tend to be distracted by other things other than property!

However, life always goes on, people still need to move and that is just what we have seen this time around!  As soon as the news moved on to other matters, many new buyers started registering with us, all keen to find their new homes and viewings picked up almost immediately.

One particular house of ours, Mount Ephraim Lane – asking £1,625,000, caught the eye of not one but two families.  It is always sad to let people down as, whilst it could be fun to share a home with another random family (?!), it can only go to one and in this case the house went under offer to a really nice couple (and their two boys) who had been renting not so far away and loved (I think!) pretty much everything about the house.  It is a stunning home after all, a real box-ticker and, for their children, the big garden was a massive plus. 

EXCHANGES!  We have also had not one but THREE exchanges which is always great to see. 

Tunley Road, SW17 – asking £985,000.  This was a fine example of an extended, beautifully extended in fact, Victorian maisonette which was big (just under 1,500 sq ft) and a really super home.

Fircroft Road, SW17 – asking £995,000.  Set within the heart of a very popular neighbourhood (we have sold about 10 properties around here), the family who’ve bought it cannot wait to put their own stamp on it.

Woodbourne Avenue, SW16 – asking £1,495,000.  This was a large house, again on a popular road where we’ve sold a number of houses over the years, with stunning front and rear gardens.  The chain at the top (and out of London) proved tricky but everyone kept focussed on their end goals and all are set to move very soon.  A real team effort here!

We also, recently, had a lovely visit from clients of mine who I’d not seen for many years – 18 years, it transpires.  They wanted us to sell their house on Trinity Road, SW17 - £1,750,000, that I’d sold to them back in 1999 – thrilled to be asked to sell the house again and we’re currently doing all we can to find them a buyer.  It is a big house, 2,743 sq ft, set back from the road with five double bedrooms, a big garden, off-street parking and genuinely quiet once inside, especially in the garden.  

Finally, as I write this, viewings are surprisingly busy considering many are away on their holidays and we are hopeful for more offers to follow.  Watch this space!!
