Market Update - October 2017

With the summer over and children all settled back in school, it is back to ‘business as usual’.  This has been very apparent as we have become a lot busier with viewings and a large number of these viewings have recently generated 2nd viewings – it seems that many of our houses are striking a chord with our buyers.  Interestingly, the main focus of attention (right now) is towards those houses priced between £1m and £2m and we are lucky to have a wonderfully varied selection of homes to offer.  With a bit of patience and hard work, we’re hopeful many offers will follow!

The importance of using every tool to fully market any property in any market is terribly important.  Along with our own website, all of our properties are listed not only on Rightmove but Zoopla and Primelocation as well.  We constantly check them to make sure they all stand out, the right photos are being used for the lead pages and we take time to promote them all as best we can.  In addition, this e-magazine, put together so professionally by The OD Agency, attracts many new enquiries each month and our For Sale boards not only bring in buyers but also sellers as well.

One new client spotted our board on Mount Ephraim Lane, SW16 (the house we have recently sold) and instructed us to sell their rather impressive house a bit further up on the same road - £1,600,000.  It’s huge with three natural floors, big double bedrooms (all 6 of them) and it exudes character & charm – we loved it the moment we first saw it. 

Telford Avenue, SW2 – another STUNNING house!  Asking £2,450,000, this double fronted & extremely handsome home is in pristine condition and right in the heart of the Telford Park Conservation Area.  It has a huge garden, off-street parking as well and it is very much a home for the long-term - it will easily cope with any growing/noisy (!) family!

Lyford Road, SW18 - this 3 double bedroom, split-level flat is now £850,000.  It’s beautifully presented, big (1,244 sq ft) and on a very pretty part of Lyford Road, 4-5 minutes’ walk from Bellevue Road/Wandsworth Common. 

For all garden-lovers, Hendham Road, SW17 might well be the one for you.  Asking £1,675,000, the garden is very easy to maintain, the house has been beautifully looked after by its delightful owners and there’s scope to make the house even bigger (in time) if needs be.

Finally, if previous years are anything to go buy, we are expecting to be busy over the next few months.  After all, wouldn’t a new home be the best & most wonderful Christmas present one could wish for?
