Market Update - November 2017

The clocks have just gone back, the heating is on in the office (for the 1st time!) and as I sit here writing this month’s newsletter, it’s pitch black outside and feeling somewhat wintry - quite a difference from a week ago!

Whilst half term, for some, continues and school holidays so often equate to quieter times for us Estate Agents, we’ve been getting busier and busier which is great to see.  The telephones are ringing loudly, with many more new enquiries and we’re keen for more properties to sell in order to satisfy this increased activity – please contact us if you would like an up to date market appraisal, we’d love to help you with your move. 

This is not dissimilar to what happened last year, and the year before, when suddenly there was lots of buying & selling going on right up until we closed for Christmas and it looks like we may experience the same this year – we hope so, for all our clients.

We currently have a long list of buyers all wanting to buy specific houses from us, some who are waiting for an offer on their own properties before they can make formal offers but they are all getting closer to agreeing terms.  What’s great to see is that these buyers are all 100% focussed and keen to move as soon as possible and if the figures balance out, there should be many more sales agreed over the coming weeks – just in time for Christmas too!

So, what is attracting the most interest at the moment?  These houses are in demand right now:

Collamore Avenue, SW18 - £1,325,000

Nottingham Road, SW17 - £1,400,000

Upper Tooting Park, SW17 - £1,399,000

Streathbourne Road, SW17 - £2,175,000

Herondale Avenue, SW18 - £2,675,000

We have also just taken on a lovely house on Boundaries Road, SW12 for £1,250,000.  Location-wise it’s spot on – equidistant from both Wandsworth Common and Balham.  It is a natural 4 double bedroom house, 1,815 sq ft, which could be extended to provide a lot more accommodation if needed (subject to the usual permissions and consents).  The house has been well looked after and is ready for anyone to move straight into.  Definitely worth viewing.

Burntwood Lane, SW17 has just been reduced to £1,195,000.  It’s a big house, semi-detached with off street parking and a gorgeous (and secluded) big garden.  The house is also ready to move straight into (no chain) – for more information, do call us.

For now, we have lots to get on with in order to make more sales happen before Christmas is suddenly upon us.  We also have the Musical Firework Extravaganza on 3rd November to look forward to – a magical evening, the best firework display (we reckon!) around and we’re so delighted to be supporting it once again this year!
